How Weather Affects Asphalt: Heat, Rain, and California’s Climate

Property owners in Northern & Central California are sometimes surprised to learn that asphalt here needs just as much attention as pavement in colder climates — just from different causes. Without snow and ice, it’s easy to assume weather isn’t much of a factor. In reality, heat, UV exposure, and seasonal moisture all take a real toll on local pavement.

Summer Heat and UV Damage

Inland parts of our service area regularly see summer temperatures in the 90-100°F+ range, and that heat does more than make asphalt soft underfoot. Sustained high temperatures soften the asphalt binder, making the surface more prone to rutting and deformation under traffic. At the same time, intense UV exposure oxidizes the asphalt’s binding oils — a process that dries out and embrittles the surface, often within just a few years if the asphalt isn’t protected with regular sealcoating.

Coastal Moisture and Humidity

Even in areas without heavy rainfall, moisture from marine air, fog, and humidity can seep into small surface voids and cracks over time. Combined with oxidation from UV exposure, that moisture accelerates the breakdown of the asphalt binder — a slower, less obvious process than a visible rainstorm, but a real contributor to premature wear.

Our Rainy Season

Northern & Central California’s wet season brings concentrated rainfall over a shorter stretch of the year than many other climates. That means water has a narrower window to do a lot of damage: seeping into existing cracks, saturating the base layer, and accelerating any drainage issues that haven’t been addressed. Standing water after a storm is one of the clearest signs that a lot or driveway isn’t draining the way it should.

Occasional Cold Nights

While true freeze-thaw cycling is less common here than in colder states, our region does see occasional overnight temperature drops, particularly inland and at higher elevations. Even modest freeze-thaw activity can widen existing cracks over time, which is one more reason timely crack sealing matters here as much as anywhere else.

What This Means for Maintenance Timing

  • Sealcoat before summer heat peaks, so the protective layer is in place before UV damage accelerates
  • Seal cracks before the rainy season, since this is the cheapest way to prevent water infiltration during our wettest months
  • Check drainage after major storms, since standing water signals a problem that only gets worse if ignored
  • Avoid paving during peak summer heat waves when possible, since very high ambient temperatures can extend curing time and make quality control harder

Why This Surprises So Many Property Owners

Without the dramatic winter damage that colder states see, it’s easy to assume California asphalt needs less maintenance. In practice, heat and UV exposure here can shorten pavement lifespan just as effectively as freeze-thaw cycles do elsewhere — the damage just looks different, and it’s often mistaken for simple aging rather than a maintenance gap.

We Know What Our Climate Does to Asphalt

G&S Paving has maintained driveways, roads, and parking lots across Northern & Central California for over 40 years, and we build maintenance schedules around what actually damages pavement here — not a generic national timeline.

Frequently Asked Questions

Does asphalt really need protection from the sun, not just rain?

Yes. UV exposure oxidizes and dries out the asphalt binder, making the surface brittle and more prone to cracking — a major factor in our sunny, hot summers.

Is freeze-thaw damage really a concern in California?

It’s less common than in colder states, but occasional overnight freezes, particularly inland, can still widen existing cracks over time.

When’s the best time to sealcoat given our climate?

Generally before peak summer heat and again before the rainy season begins, so the protective layer is in place before each type of seasonal stress.

Do you adjust maintenance schedules based on local climate conditions?

Yes, G&S Paving builds maintenance timing around our specific regional climate for properties throughout Oakley, Brentwood, Antioch, Concord, Pittsburg, Walnut Creek, Stockton, Tracy, and Fairfield.
